Older Toronto basements often take on water because of clay soil, aging foundations, and spring melt. We deal with the source first: grading, crack repair, interior membranes, sump systems, and insulation that will not trap condensation.

Legal second suites
A code-compliant basement apartment needs proper ceiling heights, egress windows, fire separation, sound separation, and its own HVAC. We design and build suites that pass inspection and can be rented legally.

Warm, quiet, and finished
Insulated subfloors so the floor is not cold, recessed lighting, soundproofing between floors, and bulkheads planned around the ductwork rather than around them.
